In this example we explore a single storey barn-style frame, which is often the starting point for smaller projects, such as extensions, garden rooms, barn conversions and small houses.
Barn-style frame - £220 per square metre option
To keep the costs down a hybrid approach is sometimes used. In this option, conventional methods would be used to roof level, with green oak roof trusses giving an ‘open-to-rafters’ vaulted space. The £220 per square metre option would cover all the primary structure needed for other contractors to supply and fit softwood common rafters and the remaining roof and ceiling elements. In this option, the extra structural support needed in the walls may increase costs elsewhere. In the next option we will consider a self-supporting frame for the same building.
Barn-style frame - £400 per square metre option
This time, we have supported the roof structure with curved braces along the wall plane. The structure is now self-supporting and there would be a great deal of flexibility in the choice of infill materials and techniques. This may ultimately be more cost-effective for the build as a whole, although the frame is now £400 per square metre. In the next option we show a further developed frame, ready for direct glazing.
Barn-style frame - £650 per square metre option
In this option, there is more timber at the gable end, ready for direct glazing. We have added sole plates all round to support the frame on the dwarf wall, which will mitigate the effects of shrinkage and maintain the outline of the oak frame internally.
Barn-style frame - £850 per square metre option
In this design (which is still for the same building) the frame is now fully developed and includes oak studs, glazing mullions and oak common rafters. In this sort of scheme, all the timbers would be exposed internally.
